Optimal Mortgage LLC is a licensed mortgage broker operating statewide. We arrange residential and commercial mortgage loans through a network of wholesale lenders — matching each client's specific file to the lender whose programs, guidelines, and pricing best fit their situation. We do not fund loans directly. We do not have a proprietary product to push. Our obligation is to find the right fit for each file.

We operate from our office at 7700 N Kendall Dr, Suite 402, Miami, FL 33156. Our team is licensed to originate mortgage loans across all 67 counties.

Optimal Mortgage is one division of Optimal Enterprises LLC — a parent company with eight divisions spanning mortgage, insurance, real estate, appraisal, property management, and development. That integration is a genuine operational advantage for clients: when multiple Optimal divisions are involved in a transaction, the coordination between mortgage, realty, and appraisal reduces the information gaps that cause most closing delays.

The founding principle of Optimal Mortgage is that every client should receive the same quality of service, analysis, and advocacy — regardless of loan size, loan type, or which loan officer handles the file. This is not a marketing statement. It is the operating architecture of the company.

Most mortgage companies are built around individual producers. The star loan officer closes the business, retains the client relationships, and carries the institutional knowledge. When that person is busy, on vacation, or eventually moves on, the client's experience degrades. We built Optimal Mortgage differently — around processes, documentation standards, and a team-based service model that makes the institution reliable, not the individual.

That means when you call our office at any time, you will receive the same honest analysis, the same commitment to your best interest, and the same standard of care — from every member of our team. Your mortgage should not depend on which desk picks up the phone.

We tell you when to wait
If your file is not ready, we say so. If a different program serves you better, we recommend it. If waiting makes more financial sense than buying now, we will tell you that directly.

We are compensated when loans close. That creates an incentive we acknowledge and actively manage. Our goal is to place you in the loan that is right for your file — not the one that benefits us most.

Why a broker

What the broker model means for you

A mortgage broker is not a lender. We do not fund loans from our own capital or offer our own proprietary mortgage products. Instead, we have relationships with multiple wholesale lenders simultaneously — and we place each client's file with the lender whose guidelines, pricing, and product availability best fit that specific loan.

When you apply with a bank or direct lender, you are limited to their products at their pricing. When you work with a broker, your file is evaluated against multiple wholesale lenders simultaneously. The lender we select is chosen because they are the right fit for your file — not because they are the only option.
Transparent compensation
Disclosed on the Loan Estimate
Federal law requires brokers to disclose their compensation on the Loan Estimate. We earn either lender-paid compensation built into the rate, or borrower-paid compensation — not both. That disclosure is on page 2 of every Loan Estimate we produce.
Wholesale access
Rates banks don't offer retail clients
Wholesale lenders offer rates to brokers that are not available through the same institution's retail branches. The broker channel exists because it is efficient for lenders — and that efficiency passes to borrowers in the form of more competitive pricing.
Independent advocacy
No institutional product to push
A bank loan officer's livelihood depends on placing loans through their employer's products. A broker's obligation is to find the best fit across multiple lenders. When we recommend a program, it is because it is the right fit for your file — not because it is the only product our institution offers.
