What to have ready

You do not need everything gathered before starting the application. But having these on hand makes the process faster:

For the online application
  • Your Social Security number
  • Current employer name and address
  • Approximate gross monthly income
  • Estimated property value or purchase price
  • Approximate loan amount you are seeking
For the full pre-approval (after)
  • W-2 forms — past 2 years
  • Pay stubs — last 15 days
  • Bank statements — 2 months, all pages
  • Federal tax returns (if self-employed or required by AUS)
  • Government-issued photo ID

Quick answers

Pre-qualification questions

Does this hurt my credit?
No. The initial pre-qualification does not pull your credit. A hard pull only happens when you explicitly authorize it — after we have discussed your file and you are ready to proceed.
How fast will I hear back?
Within 2 business hours during business hours (Mon–Fri 9AM–6PM, Sat 10AM–4PM). Applications submitted outside business hours are reviewed first thing the next business morning.
Is this a commitment to lend?
No. Pre-qualification is the first step in evaluating your file. A formal commitment requires a complete application, credit pull, income verification, and property appraisal.
What if I'm not ready yet?
Tell us that. One of the most valuable things our team does is tell you specifically what to work on and when to come back. A "not yet" conversation is free and saves you from applying before your file is optimized.
Self-employed or non-W2?
Start the conversation by phone or email rather than the online form. Self-employed, 1099, bank statement, DSCR, and non-QM files have different documentation paths — a 10-minute call routes you to the right one faster.
Can I pre-qualify for investment property?
Yes. Investment property, DSCR, and multi-unit files are handled through the same process. Mention your intended use in the application or in your first call so we route your file correctly.
